HUD Neighborhood Watch

FHAFHA and HUD lending policies continue to become more influential so I wanted to quickly overview the HUD Neighborhood Watch program and what it involves.  Neighborhood Watch was created to aid HUD/FHA/Lenders  in monitoring particular lending practices or patterns and their related loan performance within specific geographies.  It is viewed as an early warning system that can alert HUD/Lenders if excessive early loan defaults exist in noted areas.   If a lender has above average default rates in certain geographies it can be used as a tool to manage risk by strengthening qualification requirements within that area, for example by raising the minimum credit score.
